Terms of Service

These Terms of Service ("Terms") govern your access to and use of the Sourcera website (sourcera.property), the 30-Day Property Investment Accelerator course, and the Sourcera App (collectively, the "Services") provided by [REGISTERED COMPANY NAME] (company number [COMPANY NUMBER]) trading as "Sourcera" ("we", "us", "our").

By creating an account or making a purchase, you confirm that you have read, understood, and agreed to be bound by these Terms.

1. Definitions

• "Course" means The 30-Day Property Investment Accelerator: the structured video lesson series and accompanying materials.
• "App" means the Sourcera deal analysis and property pipeline software.
• "Account" means your personal user account with us.
• "Content" means all text, video, audio, images, software and other materials provided through the Services.

2. Who can use Sourcera

You must be at least 18 years old to use the Services. By using them you confirm that you have the legal capacity to enter into this agreement.

3. Your Account

You are responsible for maintaining the confidentiality of your account credentials and for all activity that takes place under your account. Notify us immediately at support@sourcera.property if you believe your account has been compromised.

You may close your account at any time by emailing us. Some data may be retained as required by law (see our Privacy Policy).

4. The Course (one-time purchase)

The Course is sold for a one-time fee of £49 (or such other price as displayed at the time of purchase). Upon successful payment you receive lifetime access to the Course Content as it exists at the time of purchase, plus any updates we choose to make available.

You may not download, copy, redistribute, resell, share access to, or create derivative works from the Course Content. See Section 8 (Intellectual Property).

5. The App (annual subscription)

The App is available as an annual subscription for £142 per year (or such other price as displayed at the time of purchase). Your subscription:

• Begins on the date of successful payment.
• Continues for 12 months.
• Automatically renews on each anniversary at the then-current renewal price unless you cancel at least 24 hours before the renewal date.

You can cancel at any time via your account settings or by emailing us. Cancellation takes effect at the end of your current billing period — you retain access until then.

6. Payment and billing

All payments are processed by Stripe. By entering your payment details you authorise us to charge your payment method for the amount and frequency disclosed at checkout. You agree to keep your billing details accurate. If a payment fails, we may suspend or terminate your access to the App until the payment is resolved.

All prices are in GBP and inclusive of VAT where applicable.

7. Refund policy

We offer a 14-day money-back guarantee on both the Course and the App. If you are not satisfied for any reason, email support@sourcera.property within 14 days of your purchase and we will issue a full refund.

This sits alongside (and does not limit) your statutory rights under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. By accessing digital content within 14 days of purchase, you may be deemed to waive your statutory cancellation rights — however our voluntary 14-day money-back guarantee above applies regardless.

After 14 days, subscription fees are non-refundable except as required by law. Cancelling a subscription stops future renewals but does not refund the current period.

8. Intellectual property

All Content forming part of the Services is owned by us or licensed to us, and is protected by UK and international copyright, trademark, and other intellectual property laws. Subject to your compliance with these Terms, we grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Content for your personal, non-commercial use only.

You agree not to:

• Reproduce, distribute, publicly display, or create derivative works from the Content.
• Share your account credentials with anyone else.
• Use any automated means (bots, scrapers, etc.) to access the Services.
• Attempt to reverse engineer, decompile, or otherwise extract source code from the App.
• Use the Services to compete with us or to build a competing product.

Your own data — properties you add, analyses you run, notes you write — remains yours. You grant us a licence to host, store, and process it solely to provide the Services.

9. NOT FINANCIAL ADVICE

Sourcera provides educational content and software tools only. We are not authorised or regulated by the Financial Conduct Authority (FCA). Nothing on this site, in the Course, or in the App constitutes financial, investment, mortgage, tax, or legal advice.

All numbers, examples, and analyses are illustrative and based on the inputs you provide. Property investment carries risk, including the risk of total loss of capital and the risk that mortgage rates may rise. Past performance is not a reliable indicator of future results.

Before making any property purchase, mortgage, or other financial decision, you should consult independent qualified professionals — including a mortgage broker, solicitor, accountant, and where appropriate an FCA-regulated financial adviser. You are solely responsible for your own decisions and outcomes.

10. Disclaimers and limitation of liability

The Services are provided "as is" and "as available". To the maximum extent permitted by law, we exclude all implied warranties, conditions, or other terms.

Nothing in these Terms limits our liability for:

• Death or personal injury caused by our negligence.
• Fraud or fraudulent misrepresentation.
• Any other liability that cannot be limited or excluded by law.

Subject to the above, our total aggregate liability to you in any 12-month period shall not exceed the total amount you have paid us in that period. We are not liable for any loss of profits, business, opportunity, or any indirect or consequential loss arising out of your use of the Services or any investment decisions you make.

11. Acceptable use

You agree not to use the Services to:

• Break any law or infringe anyone's rights.
• Upload material that is unlawful, harassing, defamatory, obscene, or otherwise objectionable.
• Distribute malware or attempt to gain unauthorised access to our systems.
• Misrepresent your identity or impersonate any person.

We may suspend or terminate your access without notice if you breach these Terms.

12. Termination

We may suspend or terminate your account if you materially breach these Terms or if we are required to do so by law. You may close your account at any time. On termination, your access to the Services will end, but provisions that by their nature should survive (intellectual property, disclaimers, limitation of liability, governing law) will continue to apply.

13. Changes to these Terms

We may update these Terms from time to time. When we make material changes we will notify you by email or via a notice in the service. Continued use of the Services after the change takes effect constitutes acceptance of the new Terms.

14. Governing law and disputes

These Terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction to settle any dispute arising out of or in connection with them, subject to your mandatory consumer rights.
